Project accommodates retail and offices as well as supermarket at subterranean level. Project has three levels of subterranean parking. The location is an important site in Pasadena facing an old historic Hotel.
In addition there are various activities for restaurant and retail in the alley which the building needs to be responsive to. An internal courtyard between the existing building also is connected to the proposed building and open passage ways that allows easy flow of pedestrian traffic.

Project aimed at developing a hotel and related amenities within the walking distances of major Hollywood landmarks due to its location at the heart of the old Hollywood.
Project created a 200 room hotels some rooms being 2 story suites with private access to swimming deck. Among other amenities were:
1- Underground multi level garage
2- 30 units of condominium
3- Upper deck swimming pools
4- Shopping retail pod along the street as well as inside atrium space
5- Movie Theater

The project targets were to develop a mixed use project with commercial and residential components.
The property was in two parcel, one on the north allowing a 9 units of condominiums and south parcel which was the core development for commercial, restaurants, offices, retail, art gallery and apartment/condominium. Project included a tea garden at the roof top.
